A NUMBER of large industrial buildings could be pulled down to make way for 28 new homes.

Bolton Council has received plans from developer GM Properties Ltd, which wants to knock down the Tonge Fold Mill buildings in Clegg Street, Tonge Fold and replace them with a variety of new properties.

The proposed site currently contains 4,300 sq metres of industrial buildings and premises as well as some nearby streets which would make up part of the development area.

If the plans are approved, GM will build a mix of family homes and smaller apartments with private garden spaces and car parking areas to serve the new houses as well as existing adjacent properties.

A full planning application has previously been approved for the same site in 2013, which is similar to the new scheme but with four less housing units included.

In a planning statement, GM Properties Ltd said: “The proposal will have no adverse impacts upon the amenities of local residents and will enhance the overall character of the local area.

“The proposal has been designed to fit in well with the local area.

“The proposed design and location of the new buildings will be appropriate for the site and will reflect local vernacular.”

The developer also said the scheme will include affordable housing in line with Bolton Council’s requirement, which stipulates that 15 per cent of houses being created on developed land should be classed as affordable.

The developer did accept that the new houses will bring more traffic to an already dense residential area but said: “This will generate movements of mainly domestic character rather than the industrial traffic movements which currently take place in Clegg Street.

“This, coupled with local highways improvements will improve the environment and the local area generally.”

GM also wanted to stress that while the development plan is close to the historic Leverhulme Park, it will not have an adverse impact on the character of the popular park.

The plans will now be scrutinised by officers from Bolton Council’s planning department but are likely to come before the planning committee for a final decision.
